The Ben Franklin Lofts and Market project is an historic infill project that consists of a 2-story vertical addition on top of the historic Ben Franklin store in Downtown Brookings. It is home to 22 efficiency apartments, storage units, and a rooftop patio that overlooks Main Ave. The addition was built on its own structural system, completely independent of the existing main level building home to retail space.

The project management of this project required in depth State Historic Preservation Office (SHPO) consultation for the vertical addition and major engineering coordination.

Large window replacements were part of the level 1 improvements and addressing the monoslope roof drainage to ensure the roof did not drain into or over the back alley was a key constraint to this project.
